Golf Course Living in Hidden Lakes Keller & Sky Creek Ranch
There is something distinctive about living near a golf course—the open views, landscaped surroundings and feeling of having additional green space nearby can create an entirely different residential experience.
For buyers considering Hidden Lakes in Keller, Texas, one of the community’s most recognizable features is Sky Creek Ranch Golf Club, an 18-hole public golf course nestled within Hidden Lakes.
But buying a golf-course home involves considerations that don’t necessarily come up with other properties.
If you’re considering golf-course living in Hidden Lakes, here’s what I’d want you to know before choosing a home.
Sky Creek Ranch Golf Club
Sky Creek Ranch Golf Club is located at 600 Promontory Drive in Keller and was designed by renowned golf-course architect Robert Trent Jones Jr. The course incorporates the area’s natural terrain, with rolling Bermuda fairways, mature oak trees, bunkers, lakes and Big Bear Creek.
According to the Hidden Lakes HOA, Big Bear Creek comes into play on 16 of the course’s 18 holes, contributing both scenery and challenge to the course.
One fact is particularly important for prospective Hidden Lakes homeowners: Sky Creek Ranch Golf Club is a separate entity and is not legally associated with the Hidden Lakes Master Association.
In other words, purchasing a home in Hidden Lakes does not automatically mean golf membership is included with your HOA membership.
You Don’t Have to Be a Golfer to Appreciate a Golf-Course Home
When people hear “golf-course property,” they naturally think of golfers. But golf-course locations can appeal to buyers who may never pick up a club.
Depending on the individual property, buyers may appreciate the feeling of greater openness behind the home, landscaped views or simply having fewer homes immediately behind them.
Of course, every lot is different. A golf-course location should be evaluated based on the actual view, orientation and position of that particular property rather than assuming every home along the course offers the same experience.
Not All Golf-Course Lots Are Equal
This is something I would pay particular attention to when comparing Hidden Lakes properties.
Two homes may both be described as “golf-course homes,” yet their lots can be very different.
Consider where the home sits along the course. Is it near a tee box, fairway or green? How close is the playing area to the backyard? How much privacy does the yard have? Which direction does the backyard face? Are mature trees or landscaping affecting the view? How much golfer and maintenance activity is visible from the property? Could golf balls potentially enter the yard or contact the home?
That last consideration is easy to overlook when you’re standing in a beautiful backyard admiring the view.
A golf-course lot can be wonderful, but location along the course matters.
Think About Privacy Differently
One of the attractions of certain golf-course properties is not having another row of houses immediately behind the backyard.
However, open space doesn’t necessarily mean complete privacy. Golfers, golf carts and course-maintenance personnel may pass behind certain properties throughout the day.
For some homeowners that’s completely insignificant. Others may prefer a home with more separation from the course.
This is why I encourage buyers to spend some time at a property rather than making a decision based solely on listing photos.
If golf-course living is important to you, walk into the backyard, look in every direction and imagine actually living there.
Visit the Property at Different Times
If you’re seriously considering a golf-course property, seeing it more than once can be valuable.
A backyard that seems extremely quiet during an afternoon showing may feel different early in the morning when course maintenance begins or during busy golf periods.
You might also want to pay attention to sun exposure. A west-facing backyard in North Texas can feel very different from an east-facing one during summer evenings.
These aren’t necessarily reasons to choose or reject a home. They’re simply factors worth understanding before you purchase it.
Consider the Home AND the Lot When Evaluating Value
With a golf-course property, you’re evaluating more than the structure. The particular lot may contribute meaningfully to a buyer’s perception of the property.
That’s why I wouldn’t automatically compare a golf-course home to every similarly sized home that recently sold elsewhere in Hidden Lakes.
When evaluating comparable sales, I’d want to consider the village, location, lot, golf-course position, view, home condition, updates, square footage, pool and recent comparable sales.
The best comparable isn’t necessarily the house that’s geographically closest. It’s the property that’s most similar to the one you’re evaluating.
What About Golf Membership?
Another important distinction is that Sky Creek Ranch is a public golf course. The club offers public tee times as well as membership options.
Because golf programs, rates and membership offerings can change, buyers interested in playing regularly should check directly with Sky Creek Ranch Golf Club for current tee-time and membership information.
This is also an important reminder that living in Hidden Lakes and belonging to the golf club are two separate things.
There’s More to Hidden Lakes Than Golf
One of the reasons Hidden Lakes appeals to a broad range of buyers is that golf is only one component of the community.
Hidden Lakes also offers three junior-Olympic-sized swimming pools, playgrounds, a clubhouse, soccer practice fields, a sand volleyball court, hike-and-bike trails and greenbelts.
So someone can enjoy the setting created by Sky Creek Ranch without golf being central to their lifestyle.

What Should Buyers Inspect in a Golf-Course Home?
The same thorough inspection I’d recommend for any established Hidden Lakes home still applies.
Depending on the property, buyers may want to investigate the condition and age of the roof, HVAC systems, water heaters, windows, drainage, foundation, pool equipment and other major components.
With a golf-course property, I would also pay particular attention to the home’s exterior and windows and ask questions about the seller’s experience living along that particular section of the course.

Is Golf-Course Living in Hidden Lakes Right for You?
For the right buyer, a golf-course home can offer something that’s difficult to reproduce on a traditional interior lot.
But I wouldn’t recommend choosing one simply because the listing says “golf course.”
I’d want to know: Is it the right golf-course lot for you?
The view, privacy, orientation, proximity to play and overall setting should complement the home itself.
Hidden Lakes offers a wide variety of properties across its 16 villages, so buyers have an opportunity to compare golf-course locations with interior lots, greenbelt locations, gated sections and other options throughout the community.
The goal isn’t simply to buy a home in Hidden Lakes. It’s to find the part of Hidden Lakes—and the individual property—that best fits the way you want to live.
