If you're considering a move to Keller, Texas, there's a good chance you'll come across Hidden Lakes during your home search. And for good reason.
Hidden Lakes is one of Keller's most established and recognizable master-planned communities, combining mature neighborhoods, extensive amenities, green space, golf-course living and convenient access to many of the things people love about Keller.
But Hidden Lakes isn't really just one neighborhood.
The community is made up of 16 distinct villages, with homes built over more than two decades. That means two homes located within Hidden Lakes can offer very different lot sizes, floor plans, architectural styles and overall settings.
As a local Realtor, I think that's one of the most important things for buyers to understand about Hidden Lakes.
Here's a closer look at the community and what you should know before buying or selling a home here.
Where Is Hidden Lakes?
Hidden Lakes is located in Keller, Texas, in northeast Tarrant County.
Its location puts residents near Keller Town Center, parks and trails, shopping, restaurants, recreation and many of Keller's everyday conveniences.
One of the advantages of the community is that you can have the feel of an established residential neighborhood while remaining close to the heart of Keller.
Hidden Lakes Is Actually 16 Villages
One thing that surprises some buyers is the size and diversity of Hidden Lakes.
According to the Hidden Lakes Homeowners Association, the master-planned community contains 16 named villages.
Homes were constructed between approximately 1996 and 2020 by a combination of national and custom builders.
That long development period is important.
Rather than having hundreds of nearly identical homes built at the same time, Hidden Lakes offers a much broader mix of housing.
Depending on the section and property, buyers may encounter differences in:
Home age
Architectural style
Square footage
Lot size
Trees and landscaping
Garage configuration
Interior updates
Pool availability
Golf-course or greenbelt positioning
For buyers, this means it's worth looking beyond the words "Hidden Lakes" on a listing and understanding exactly which part of Hidden Lakes you're considering.
What Are the Homes Like in Hidden Lakes?
Hidden Lakes primarily consists of traditional single-family homes, but there is considerable variety throughout the community.
Because construction spans more than two decades, you'll find homes reflecting different periods of North Texas architecture and design.
Some properties have already undergone substantial renovations, while others retain more of their original finishes.
That creates opportunities for different kinds of buyers.
One buyer may want a beautifully updated move-in-ready home. Another may prefer to purchase an older property with good bones and make the improvements themselves.
This is one reason comparing homes in Hidden Lakes solely by price per square foot doesn't always tell the entire story.

For buyers comparing Keller neighborhoods, this is an important distinction.
You're not simply purchasing a house. You're also considering the neighborhood environment and amenities that come with it.
Golf Course Living at Sky Creek Ranch
One of Hidden Lakes' most distinctive features is Sky Creek Ranch Golf Club.
The public 18-hole course was designed by renowned golf-course architect Robert Trent Jones Jr.
Big Bear Creek comes into play on 16 of the course's 18 holes, and the course incorporates mature oak trees, lakes, tributaries, bunkers and the natural terrain.
Even if you aren't a golfer, the golf course contributes to the character and scenery of portions of Hidden Lakes.
For buyers specifically interested in golf-course homes, however, there are additional considerations worth evaluating—including the home's orientation, privacy, golf-ball exposure, views and potential resale appeal.

Trails, Green Space and Outdoor Living
Hidden Lakes also benefits from Keller's extensive trail and park system.
For buyers who enjoy walking, running, cycling or simply being outdoors, this can be one of the community's biggest lifestyle advantages.
Mature landscaping and established green spaces also give many portions of Hidden Lakes a different appearance from newer developments where trees and landscaping are still becoming established.
Schools Serving Hidden Lakes
Hidden Lakes is located within Keller Independent School District.
Because school attendance boundaries can change and may vary depending on the exact property address, buyers should always verify current school assignments directly with Keller ISD rather than relying solely on a real estate listing.
This is especially important in a community as large as Hidden Lakes.
If school zoning is important to your home search, I recommend confirming the assigned campuses for any individual property before making a purchasing decision.
What Should Buyers Look for in Hidden Lakes?
This is where knowing the neighborhood becomes especially valuable.
Because homes in Hidden Lakes span such a wide construction period, buyers should evaluate more than cosmetic finishes.
Depending on the age of the home, I would pay attention to items such as:
Major systems. Consider the age and condition of the roof, HVAC systems and water heaters.
Windows. Original versus replacement windows can make a meaningful difference in an older home.
Drainage and grading. As with any North Texas property, drainage around the home deserves attention.
Foundation history. Buyers should review available documentation and inspections carefully.
Updates. A remodeled kitchen may look beautiful, but understanding when and how major improvements were completed is equally important.
Lot location. Interior lots, cul-de-sacs, greenbelts, golf-course lots and properties near busier streets can each offer different advantages and tradeoffs.
Pools. A private pool can be a major selling point for some buyers and an expense another buyer would rather avoid.
This is where two similarly sized Hidden Lakes homes can be very different purchases.
Don't Forget About the HOA
Hidden Lakes is governed by the Hidden Lakes Master Association.
Hidden Lakes HOA documents and CC&Rs
Homeowners agree to Covenants, Conditions and Restrictions (CC&Rs), and many exterior modifications require approval through the community's Architectural Control Committee.
If you're considering purchasing a property, HOA documents, assessments and applicable restrictions should be part of your due diligence.
Likewise, sellers planning exterior improvements before listing should determine whether HOA approval is required before beginning work.

How Much Do Homes Cost in Hidden Lakes?
There isn't one simple answer—and that's actually part of what makes this neighborhood interesting.
Home prices can vary substantially based on the village, size, age, condition, lot and location.
Larger homes, extensively updated properties, premium lots, gated locations and golf-course settings may command significantly different prices than other properties within the community.
For that reason, I recommend looking at recent comparable sales within the relevant portion of Hidden Lakes, rather than relying on a broad Keller average or an automated online estimate.
